Practical sequence

A deliberate listing and document sequence

  1. Start with approved source photos and the current transaction documents. Preserve the originals and confirm brokerage, MLS, disclosure, and retention requirements.
  2. Remove unneeded image metadata before an authorized public share, then resize or compress a copy to the channel’s current dimensions and byte limit.
  3. Put reviewed transaction pages in the intended order. Add signatures or dates only when the signer and organization have authorized that use.
  4. Inspect the downloaded image or PDF, check addresses and page order, and deliver it through the approved listing or transaction system.

  • Removing EXIF does not remove a visible street number, view, reflection, key, security panel, floor plan, or other clue from the pixels.
  • FileGizmo does not verify disclosure completeness, contract language, signer identity, signature authority, MLS policy, or fair-housing compliance.
  • Image conversion and compression can change sharpness, color, and metadata. Compare the output with the approved source before publication.

Questions before you begin

Does FileGizmo publish or syndicate listings?

No. FileGizmo has no MLS integration, property profile, media library, or listing feed. It only prepares the file you select in the current browser.

Will EXIF removal hide a property’s location?

It removes supported embedded metadata from the new file, but visible signs, landmarks, views, reflections, interiors, and filenames can still reveal a location.

Can the sign tool verify a client’s identity or consent?

No. It places the signature material provided by the user. Identity, intent, consent, authority, witnessing, and transaction requirements remain outside the tool.

Are transaction PDFs stored by FileGizmo?

No. Ordinary file tools process locally. The output is saved by your browser, so the device, brokerage system, cloud drive, and delivery channel still need appropriate access controls.
